• Scope — exactly what's included in each visit (mowing, edging, debris collection, cleanups, ice control, plowing, etc.).

• Visit schedule and cadence — frequency, active season start/end dates, total visits per season.

• Seasonal flat-rate pricing — no per-visit surprises. HST itemized.

• Payment schedule — equal installments with dates, plus payment method options.

• Deposit terms — amount and due date, applied against the seasonal total.

• Service guarantees — 24-hour return visit when work is incomplete and the issue is on us.

• Weather and safety clauses — what triggers service, what stops it, and where owner responsibilities apply.

• Clear exit conditions — termination terms, off-season penalty-free cancellation for multi-year clients (May 1 – September 30).

• Insurance coverage — $5M general liability, WSIB compliance, and auto coverage on all vehicles.
